The House Agency works directly with non-profit and community organizations to assist distressed homeowners in researching and applying for programs that may help them save their home. Our partners are qualified to discuss:

Homebuyers

The House Agency is contracted by local and national non-profit organizations to find low/moderate income homebuyers and/or first-time homebuyers for their newly renovated properties. Many of these properties are not yet available to the general public, and are offered to registered members of The House Agency at a substantial discount.
In addition we have partnered with a large mortgage banks that are willing to finance our members with credit scores down to a *500 fico score with government backed loans. Our capital partners are also willing to offer down payment assistance to members that qualify. *member must meet or exceed all lender qualifications to qualify for this program
First Look Inventory

Did you know that banks receive government incentives and/or tax breaks to make homes available for low to moderate income families? They initially make these homes available to reputable and approved non-profit agencies to distribute fairly amongst the community. These properties undergo a rigorous detailed inspection that meet or exceed government HUD housing guidelines as well as receiving energy efficient upgrades that can reduce utility cost by more than 35% in some instances. Our partners have hundreds of these properties in process and access to thousands more.
Our inventory is divided into three categories:
- COMING SOON- These properties have been committed to the program by the banks, but the paperwork is still in process. (Buyers committing to purchase a home at this stage typically receive the largest discounts and best financing packages)
- IN PROCESS- These properties are under renovation/construction but will be completed and energy efficient in just a few weeks. (Buyers committing to purchase a property at this stage still receive adequate discounts, but may have to deal with competing bids)
- AVAILABLE- These properties are completed and move-in ready!! (These properties are market ready and usually have multiple offers)
What is HEART?
Homeowner Economic Assistance & Revitalization Trust (HEART) offers counseling and solutions to troubled homeowners. The staff of accountants, attorneys, and volunteers work hand-in-hand with various community resources and other nonprofit organizations to provide all services associated with successful homeownership. Heartland Coalition, its affiliates, and partners make no promises or guarantees of specific results or outcomes. It is our sole mission to educate homeowners with various available options and the knowledge to make decisions in their best interest.
